We originally started this project with the intent to live in this tiny house once it was complete. However, our plans have evolved significantly over the last year. We have loved doing this build, but with our modified plans, it makes more sense to sell the tiny house as a shell for the next lucky person to put their own personal touch on it!
This tiny house on wheels is built on a 10 foot wide custom tiny house TrailerMade trailer – one of leading tiny house trailer companies. The main trailer bed is 36 feet long, with an additional 7 feet on the gooseneck – for a total of 43 feet in length. There’s no need to compromise on space with this 398 ft2 tiny house! You can fit anything you want or need in here!
As planned, this tiny house has a full bathroom (including bathtub, full washer and dryer, and separate water closet), a sleeping loft, and two fully-walled, separate office spaces. Alternatively, you could skip the wall between the office spaces and have a main floor bedroom! The house shell comes with the materials listed below, and if desired, our plans and SketchUp model. But nothing is locked in for the interior. You can do whatever you like with it! It’s a blank slate, ready for you to use your imagination. With this size, you can comfortably fit anything you need for one person to a whole family. If you’ve ever wanted to live in a tiny house but worried about having enough space, this is the one for you!

Trailer: New custom tiny house trailer from TrailerMade; 10′ wide, 36’+7′ gooseneck; rated to 28,000 pounds (trailer has four 7,000 pound axles)
Trailer bed insulation: 3″ thick R-Max Thermasheath polyiso foam (example product)
Trailer decking: Advantech subfloor
Framing: 20 gauge steel framing
Sheathing: Zip-R 6 (1″ thick foam)
Door: New Therma-Tru full lite fiberglass door with double pane, low-e glass
Windows: (12) New double pane, low-e, R-3, argon-filled, vinyl Mi windows
Skylights: (2) Curb-mounted 36″ x 36″ Motorized Velux skylights with built in light-blocking shades, solar panel, automatic rain sensor (product page), and curb mounting kit.
NOTE: Skylights come with the house shell, but are not yet installed. Installation method/order will depend on what type of roofing you choose to use.
Extra Rockwool insulation (approximately 1/2 of a bag)
PEX tubing and heat transfer plates for radiant floor heating system
